A Step-by-Step First Time Buyer's Guide

Finding, making the decision, and purchasing a home is a significant milestone and can be a stressful time. Our goal is to make your dream become a reality in a smooth, fun, and less stressful way. 

The following is a high level guide to the home buying process.

Step One: Start Imagning

  • Do you already know where you want to buy?
  • If you want a condo, townhome, or single-family home?
  • Which features do you like and dislike? 

Most importantly, what do you need from your home? How do you live in it? 

A small home can live large if it has vaulted ceilings. A large home can feel small and closed in.

Step two: Meet With A Lender

Do you have a lender? If not, no worries. I have great lending resource at Credit Unions, Banks, Mortgage Brokers, and even Private Lenders.

It's important to understand there is a difference between how much of a loan you qualify for versus what you're comfortable with.

Step three: Schedule A Meeting

Schedule a Buyer's Consultation. This is a great way to get to know one another and to determine if we're a good fit. We will discuss your needs, wants, goals, and timelines for purchasing and create a plan together to help you achieve your goals.

Step four: Home Tours

Not only will I help identify homes you might be interested in, schedule your tour, and ultimately handle the offer process, but I also have knowledge of the market. 

Knowing the market is instrumental in the success of having your offer accepted. I put my experience to work for you!

Step five: Escrow

Your offer is accepted, now what? Escrow is opened, earnest money is deposited, then comes the inspection and appraisal.

This is the where you will be the busiest reviewing inspection reports, negotiating repairs and providing the necessary documentation to your lender.

Step six: Signing and Closing

Once the documents are out of underwriting from your lender, they go the escrow officer who prepares the required closing documentation.

Your signing appointment will be scheduled, then funds are released from the lender after a final review of signed documents and the escrow officer will close and record with the county.

Then you get the KEYS to your new home!
